This project comprises the development of five new family homes on a site within Haslingfield, promoted by a local developer. The proposals follow two previous planning refusals and two dismissed appeals submitted by a different architectural consultant. The current scheme has been comprehensively re-examined and redesigned to respond directly to the planning authority’s earlier concerns and to achieve a development that is both policy-compliant and locally distinctive.
The approved scheme adopts a traditional village character, drawing on the established architectural language of Haslingfield and its surrounding context. The dwellings are expressed as a collection of modestly scaled forms with pitched and gabled roofs, avoiding over-dominance and ensuring an appropriate relationship with neighbouring properties and the wider street scene. A restrained and contextual material palette has been selected, including brickwork, painted render and weatherboarding, reflecting the variety and hierarchy of materials found within the locality. These elements are combined in a manner that reinforces a legible domestic scale and provides visual interest without resorting to pastiche.
The site layout has been carefully planned to respect existing patterns of development, incorporating appropriate building spacing, defensible private amenity areas and a clear distinction between public and private realms. Vehicular access, parking provision and servicing arrangements are discreetly accommodated to minimise visual impact and prioritise pedestrian safety. Importantly, the revised proposals directly address all reasons for refusal associated with the earlier applications, including matters of scale, massing, appearance and impact on local character. Through a collaborative pre-application process and a design-led approach, the scheme successfully demonstrated compliance with both local and national planning policy.
