Red House, Impington

Red House, Impington
Client: Developer
Location: Impington, Cambridge
Sector: Residential
Status: Construction
Formerly the Chivers family home, this locally significant building in Impington holds a rich history as part of the legacy of the Chivers jam company, one of Cambridgeshire’s most recognisable heritage brands. Having later served as commercial offices, the property had become outdated and underused, presenting a unique opportunity for renewal.
The project secured Class MA Prior Approval for the conversion of the former commercial premises into 11 high-quality residential apartments, providing much-needed homes in an accessible and desirable village location. The development exemplifies how adaptive reuse can breathe new life into existing buildings, delivering sustainable housing solutions while respecting local character and history.
The design retains and enhances the architectural integrity of the existing structure, introducing sensitive interventions that modernise the building without compromising its heritage value. The external appearance has been carefully restored, while internally, spaces have been reconfigured to create well-proportioned homes with open layouts, generous glazing, and improved circulation.
The project places strong emphasis on sustainability and energy efficiency. Upgrades include the use of high-performance insulation, energy-efficient glazing, and renewable energy technologies to significantly reduce operational carbon. The materials palette balances modern performance with traditional aesthetics, ensuring that the building remains both visually sympathetic to its surroundings and environmentally responsible.
The development supports the local community by addressing the demand for eco-efficient homes and by reinvigorating a site of local historic interest. The result is a collection of contemporary residences that combine the character of the original building with the quality and efficiency of modern design.
Chivers House now stands as a successful example of how Class MA permitted development can be used to deliver well-considered residential accommodation that contributes to local housing needs, celebrates heritage, and supports sustainable growth within village contexts.
This project demonstrates the practice’s expertise in navigating planning policy, securing prior approval consents, and designing sensitive yet forward-thinking conversions that give historic and commercial buildings a new purpose for the future.
