Location: Cambridgeshire

Frolic Farm is a truly distinctive development of just five exceptional barn conversions, set within the grounds of the Cambridge & Newmarket Polo Club. Each property has been individually designed to celebrate the character of the original farmstead, pairing historic agricultural charm with a refined modern lifestyle.
The scheme includes the transformation of two former agricultural barns into a five homes. Nestled within a traditional cluster of rural buildings, the barns retain their agricultural presence while embracing a new life as contemporary family homes. The design was developed with a clear respect for the building’s setting, carefully balancing heritage with modern living. Secured under Class Q of the General Permitted Development Order, the conversion preserves the barn’s scale and proportions while introducing a bold yet sensitive architecture. A landscape-led approach anchors the scheme in its surroundings. Mature trees and hedgerows have been retained, with new native planting introduced to strengthen boundaries, provide seasonal variety, and support biodiversity. This ensures the development is not only visually harmonious but also environmentally responsive.
Inside, each home has been designed with the highest standards of comfort and quality in mind. Bespoke kitchens, elegantly appointed bathrooms, and a meticulous level of finish combine to create living spaces that are both practical and inspiring. The result is a collection of barn conversions that honour the site’s rural heritage while offering timeless, contemporary homes. The development has created a rare opportunity to enjoy an idyllic lifestyle in a setting of outstanding character and beauty.
