A local developer approached us after purchasing an unmortgageable post-war, prefabricated, single storey 2-bedroom bungalow. The site is located in the heart of the South Cambridgeshire green belt and therefore has strict restrictions on future development and its impact to the countryside.

Our client’s intention was to demolish the existing property and erect a new contemporary two storey dwelling. Following in depth analysis of the area, it was clear that any additional storey would have a detrimental impact onto the countryside and be considered unacceptable by the local authority.

Working closely with the client, and following pre-application discussions with the council, the design was submitted for planning in the first quarter of 2020. The proposal consists of a single storey with linear brickwork and pre-fabricated stone parapets along with brick detailing. Clever use of loggias and internal courtyards allow the client to maximise the gross internal area and achieve the desired number of bedrooms while minimising impact to the green belt.

The overall footprint has been kept within the limits of permitted development rights, and the volume has been slightly increased to achieve a better overall design. We believe that the design and associated landscaping will offer a significant enhancement to the character of the existing landscape.
